Discuss your mortgage requirements
Book a meeting with us and we will guide you through the process indicating to you which mortgage products are best suitable to you whilst confirming on your maximum affordability.
Appointments take 45 minutes on average.

Get an Agreement in Principle
After our first appointment we can provide you with a certificate from a bank to make sure you would pass their credit checks. This will last you three months and will not affect your credit as a soft search would be carried out. No credit checks will be ran without your authorization.

Await your Mortgage Offer
Once you have found a property, we will place a full application to the lender we have agreed to proceed with and, provided all the checks are successful, a mortgage offer will be issued.

- Book your first appointment with us to find out your mortgage options
We will run through your affordability, monthly payments and type of rates available to you - Get your agreement in principle
It’s always recommended to obtain an agreement in principle as the affordability is always subject to passing the lender’s credit checks. This will put you in a much stronger position when placing an offer on a property. This is applicable even when porting a mortgage. - Register with estate agents and place an offer
Once we have established your maximum budget you can focus on finding the right place to purchase. You will register with estate agents to arrange viewings and, eventually, you will make an offer. - Arranging your mortgage
Once your offer has been accepted, we will agree on the rate to proceed with and confirm on the details of your mortgage (lender, amount, term, monthly payments). After obtaining your consent, we will place a formal application to the lender. - Lender’s checks
Once the lender has received your application, they will review all the documents they requested from us to evidence your earnings and outgoings. They will also instruct a valuation at the property you are purchasing to ensure this is a suitable security. - Mortgage Offer Issued
Provided all the checks on your documents and the valuation carried out are successful the lender will issue a formal mortgage offer. - Start of the conveyancing process
Your chosen solicitor will start their work – they will carry out the local searches, raise the necessary enquiries to the vendor’s solicitor and inform you on what documents they will need from you. - Exchange of Contracts
This is when your solicitor asks you to transfer the money for the deposit into their account. Once the money has been received, they will be able to exchange contracts – from this point contracts are binding. - Completion
This is the moment in which your lender has issued the funds to your solicitor and the property is yours! Many congratulations!
The purchase process takes in average three to four months.
This can vary significantly depending on your or your vendor’s circumstances – if you find yourself in a chain or are buying a property which is going through probate, it might take longer.
We don’t charge a broker fee at Beyond Lending.
We will receive a procuration fee from the lender upon completion of your mortgage.
You can start the process up to six months in advance.
Most mortgage offers will be valid for 180 days from the date of issue meaning you will be able to secure a product in advance should rates increase as you’re approaching the expiry date on your current mortgage deal.
What if rates decrease in the meantime? No problems! We can always ask the lender to issue a new offer on a cheaper rate they offer as long as this is suitbale for you.
